If your listing hasn’t generated offers in 60–90 days, it may be time to adjust your pricing.

When to Reduce Price:

  • Low inquiry or foot traffic despite good marketing
  • Buyers repeatedly say it’s overpriced
  • Similar properties are selling faster at lower rates

How to Do It Strategically:

  • Start with a 5%–10% reduction.
  • Announce the price drop in your listing description (“Limited Time Offer” or “Price Revised”).
  • Highlight any improvements made since the original listing.

Tip: Don't reduce repeatedly. Two well-planned reductions are better than many small ones, which may signal desperation.
