Zoning regulations define what type of activity is legally permitted on a piece of land. In Pakistan’s major cities, commercial zones are classified primarily as:

C-1 (Neighborhood/Local Commercial):

  • Designed for small-scale businesses like grocery stores, pharmacies, salons
  • Lower footfall, limited parking
  • Often part of residential areas

C-2 (Community Commercial):

  • Suitable for medium-sized businesses like banks, bakeries, or restaurants
  • Allows limited height and floor space
  • Moderate foot traffic

C-3 (Main/Metropolitan Commercial):

  • High-traffic commercial centers like plazas, malls, showrooms
  • Ideal for investment in offices, retail chains, hotels
  • Permits multi-storey construction
