Market comparables (comps) are recently sold or listed properties similar to yours in size, type, and location.

How to Use Comps:

  1. Look for 3–5 recent sales in the same vicinity.

  2. Compare:

    • Square footage
    • Floor level
    • Frontage or visibility
    • Amenities (lift, parking, generator, etc.)
  3. Adjust for differences (e.g., corner shop, higher footfall, etc.)

Sources for Comps:

  • Markaz.pk’s property database
  • Local agents’ deal histories
  • Recent listings and their asking prices

Pro Tip: If you can’t find identical comps, use the most similar one and adjust based on a % value difference.
