Eviction can only be carried out through the courts—self-help methods (like cutting off utilities or locking premises) are illegal.

Grounds for Eviction:

  • Non-payment of rent
  • Subletting without consent
  • Use of property for illegal purposes
  • Expiry of lease with refusal to vacate

Eviction Process:

  1. Serve Legal Notice: Give tenant 15–30 days to comply
  2. File Suit in Rent Tribunal or Civil Court
  3. Court Hearing and Judgment
  4. Bailiff Execution: Court orders property to be vacated, enforced by a bailiff

Timeframe: 2–6 months on average, depending on court backlog
