Before constructing or renovating a commercial property, you must get your building plans approved by the relevant city development authority:
- Islamabad: Capital Development Authority (CDA)
- Lahore: Lahore Development Authority (LDA)
- Karachi: Sindh Building Control Authority (SBCA)
Steps for Approval:
- Hire a licensed architect to prepare site and building plans according to zoning laws.
- Submit documents including:
- Ownership proof (Registry, Fard)
- Lease or allotment letter (if applicable)
- Site and architectural drawings
- Structural stability certificate
- Pay processing and scrutiny fees.
- The authority will conduct a site inspection.
- If compliant, approval is granted, often within 30–60 days.
Tip: Plans must comply with floor area ratio (FAR), height limits, and parking requirements.
